PLACERVILLE — Led by Eric Grathwol, a mortgage industry veteran, EZ Mortgages Inc. opens its first office in Placerville.

“We wanted to build a local company, to service the foothill community’s real estate financing needs” said founding broker Eric Grathwol. “It’s interesting, although anyone can lend throughout California, as we do, the foothills offer a variety of challenges that most lenders might not consider, like do you have horses on your property? Are you running a hobby farm? Maybe you have a vineyard on your property. There are lots of unique aspects of foothill living that lenders from the metro areas may not understand, nor want to finance.”

EZ Mortgages is a full-service mortgage broker. As a broker, they company’s not beholden to just following one set of guidelines for one funding lender. That gives staff the ability and flexibility to work with as many lenders as they need to find the best loan programs with competitive rate/fee structures available for borrowers’ needs.

Additionally, as a mortgage brokerage licensed under the California Bureau of Real Estate, EZ Mortgages. has a fiduciary duty to its clients. Staff act as your agent in the transaction. As your agent, they must put your financial interests ahead of their own. That is not a standard that the big banks and mortgage companies, who operate under supervision of the California Department of Business Oversight, have to live up to while originating real estate loans.

EZ Mortgages not only offers the full array of conventional Fannie Mae and Freddie Mac driven loan programs, but it also specializes in FHA, VA and USDA financing. Additionally, the company has lenders that service some specific niches that most of the big guys won’t even consider.
