Experience is important in any field, but for some it’s more important than others. Peggie Ryan-Lanigan knows: Experience is critical in real estate.

“You have to start somewhere, but when clients work with me they know they are working with a real estate agent who knows real estate,” said Ryan-Lanigan, senior executive associate Realtor with Lyon Real Estate in El Dorado Hills.

Ryan-Lanigan has been a realtor for the past 25 years and has been with Lyon Real Estate for the past 16. During that time, she’s achieved life status as a Top Achiever and has been in the top 5 percent of sales for all of Lyon Real Estate for the past 10 years. Ryan-Lanigan said she owes her success to her experience in not only real estate but in escrow and lending as well.

“I started out as a marketing executive with Liberty Title,” said Ryan-Lanigan. “From there, I got into the lending business with my mother, who owned Foothill Mortgage. That’s when I got interested in real estate and when I did, I had come full circle — from escrow to lending to real estate. To be good at real estate, you have to know all three parts.”

In her work, Ryan-Lanigan goes the extra mile to make sure things run smoothly throughout the buying or selling process. She makes it her job to make sure her clients prequalify for loans, that things are clear with the lender and that mortgages and home inspections are all on track. She knows the market, communities and the schools, and is constantly attending seminars and classes to make sure she is on top of her game.

“The world we live in has changed so much with the Internet and technology,” said Ryan-Lanigan. “Years ago we didn’t have the technology, but the Internet really changes your game. Today’s consumer is super savvy. That’s why knowing the best price and negotiating is so important. You can’t do this process by yourself. It’s too complicated.”

In addition to her real estate experience, Ryan-Lanigan prides herself in being heavily involved in the community. Ryan-Lanigan grew up in Sacramento but knew at a young age that she wanted to settle in El Dorado Hills. She’s been here for the past 35 years now and is proud to be one of the founding members and past president of the El Dorado Hills Chamber of Commerce. Today she serves as a charter member and said she, “absolutely adore[s] it.”

Since 2001, Ryan-Lanigan has been in partnership with her husband, Gordon Lanigan. Gordon has been a real estate agent for the past 20 years, and her daughter, Julie Ryan, has been a Realtor now for 15. Ryan-Lanigan said that together the three make a fabulous team. “Working with your family is great because everyone knows what’s important to everyone else,” she explained. “I’m pretty hands-on and Gordon and Julie know that. No one wants to drop the ball. Together, we provide the best customer service ever.”

And clients agree. Most of Ryan-Lanigan’s work comes from referrals from past clients who were blown away by the extra steps she took to ensure a smooth selling process.

“Top Achiever status is an accomplishment I’m proud of,” said Ryan-Lanigan. “It comes from long hours, dedication, discipline and always going the extra mile. You have to believe in what you do and be passionate about it. I strive to be a better person and realtor every day.”
